What to think about before you let

A brief overview of what’s involved in letting a property and how to approach it.

Get a rental valuation

Setting the right rent from the start saves time. Price it too high and the property sits empty; price it too low and you may not be able to correct it easily. A local valuation from our team gives you a realistic figure based on current market evidence.

Prepare the property properly

A well-presented property rents more quickly and tends to attract better-quality applicants. Clean thoroughly, deal with any maintenance issues and think about how it will photograph before we arrange marketing.

Understand your compliance responsibilities

Landlords have a number of legal obligations before and during a tenancy — including gas safety, electrical safety, EPCs and deposit protection. We can guide you through what’s needed, but we recommend speaking to a qualified professional for specific legal advice.

Decide how involved you want to be

We offer Tenant Find, Rent Collection and Fully Managed services, depending on the level of support you need. Tenant Find is generally best suited to experienced landlords who are confident managing the tenancy themselves, including contracts, deposit protection and ongoing legal responsibilities.

For landlords who would prefer more guidance and day-to-day support, our Fully Managed service provides greater peace of mind, with our team helping to manage the tenancy from start to finish.

What to expect when you’re renting

A straightforward overview of the steps involved in finding and moving into a rental home.

Search and register

Start by browsing available properties online or registering your requirements with the branch. Registering means we can contact you about suitable homes as they come in — sometimes before they go on the portals.

Book a viewing

Viewings can be arranged six days a week. Take your time when you visit — check the condition of the property, ask questions and have a look at the area if you’re not familiar with it. A second viewing before you apply is always sensible.

Apply and reference

If you’d like to apply, we’ll explain exactly what is required. Referencing usually covers employment, income, credit history and previous landlord references, so providing documents promptly helps prevent delays.

Prepare to move in

Once referencing is complete, we’ll go through the tenancy agreement, explain the deposit arrangements and confirm your move-in date. If the landlord has arranged an inventory, the condition of the property will be recorded at the start of the tenancy. It’s worth reading it carefully and raising anything that doesn’t match what you see.

Getting a property ready to let

How a property presents online and during viewings directly affects how quickly it lets and the quality of applications you receive. It’s worth spending some time on this before we start marketing.

Clean the property thoroughly, deal with any outstanding repairs and make sure any included appliances are in working order. If the property is furnished, check that furniture is in reasonable condition and nothing needs replacing before a tenant moves in.

Property photography is one of the most important parts when marketing your property. We recommend decluttering, and clean the property the best you can as well-lit and clutter-free photos directly carry through to how the listing performs.

Applications & referencing

Finding the right tenant and moving things forward

Once an applicant comes forward, we carry out thorough referencing through a professional service — covering employment, income, credit history and previous tenancy references where available. We present the results to the landlord so they can make an informed decision.

We don’t guarantee that any particular application will be approved — that decision rests with the landlord. What we do is make sure you have a clear picture of each applicant before you decide.

Tenancy setup & move-in

From paperwork to picking up the keys

Once referencing is complete and the landlord has confirmed they’d like to proceed, we prepare the tenancy agreement, collect the deposit and register it with a government-approved protection scheme.

On move-in day, keys are collected and the tenancy begins. Where an inventory has been arranged, it provides a record of the condition of the property and its contents at the start of the tenancy, helping to protect both landlord and tenant when the tenancy comes to an end.

Ongoing management

How involved do you want to be?

Some landlords want to handle day-to-day management themselves. Others prefer to hand things over entirely. Our three service levels — Tenant Find, Rent Collection and Fully Managed — cover different levels of involvement.

With our Fully Managed service, we act as the main point of contact for tenants throughout the tenancy — handling maintenance requests, coordinating repairs, carrying out periodic inspections and collecting rent on your behalf.
