Yes. Our property valuations are completely free with no obligation to instruct us. One of our local valuers will visit your home, walk you through the current market in your area, and give you a realistic guide price based on recent local sales. You can book a valuation online or by calling your nearest branch.
Yes, we accompany viewings as standard. One of our team members will attend each viewing, which means potential buyers have someone knowledgeable on hand to answer questions — and you receive better quality feedback after each visit. If you prefer to handle viewings yourself, we can discuss that too.
Yes. We’re open seven days a week, including Sundays, and we accommodate evening viewings for buyers who can’t visit during the working day. Flexibility around viewings helps generate more interest in your property and means fewer missed opportunities.
Yes. We follow up with viewers after each appointment and pass on their comments to you promptly. Feedback is important — it helps you understand how buyers perceive your home and whether any adjustments might help the sale.
Yes. We keep you updated throughout the sale, from initial marketing through to completion. After an offer is accepted, our sales progression team monitors progress with solicitors on both sides, keeps an eye on the chain, and contacts you with updates — so you’re not left chasing for information.
Yes. Our fees are only payable on completion of a sale. If we don’t sell your property, you don’t pay us. The specific terms will be agreed and confirmed in writing when you instruct us.
We list properties on the major online portals including Rightmove, Zoopla and OnTheMarket, as well as our own website. Your property will also be included in our database and matched to registered buyers. Portal exposure is confirmed as part of our marketing discussion when you instruct us.
We can discuss premium listing options with you as part of your marketing package. Rightmove’s featured and premium listings give your property greater visibility in search results. Speak to your local branch to understand what’s included in our standard service and what additional marketing options are available.

Buying questions

Contact your nearest branch by phone, email or through our website and let us know what you’re looking for — area, budget, property type, number of bedrooms. We’ll add you to our database and contact you when something matching your requirements comes to market, including new instructions that may not yet be listed online.
You can book a viewing by calling the branch that has the property listed, or by using the enquiry form on the property listing on our website or portals such as Rightmove or Zoopla. We’ll arrange a time that suits you, including evenings and weekends.
Yes. Our buyer’s guide walks you through the process from finding a property to collecting your keys. If you have specific questions at any stage — about making an offer, what happens during conveyancing, or how to handle a chain — our branch teams are happy to talk it through. We’ve been doing this for a long time and have seen most situations.
Yes. We can introduce you to a qualified mortgage adviser who can discuss your borrowing options, help you understand how much you can realistically spend, and assist with obtaining an agreement in principle. This is particularly useful before you start viewing, so you’re clear on your budget. Please note that mortgage advice is provided by a third party — we don’t give financial advice directly.
Yes. We can recommend solicitors we work with regularly who are experienced in local property transactions. You’re not obliged to use anyone we suggest — but having a solicitor who understands the local market can help things move more efficiently. Speak to your branch and we’ll point you in the right direction.

Landlord & tenant questions

Yes. We offer free rental valuations for landlords across our four branch areas. A member of our lettings team will assess your property and give you a realistic guide for what it could achieve in the current rental market, based on comparable properties in your area. There’s no obligation to proceed.
We offer a range of landlord services including tenant find only, rent collection, and full property management. The right option depends on how involved you want to be as a landlord and where your property is located. Our landlord services page covers each option in detail, and your local branch can talk through what’s most suitable for your circumstances.
Tenants can register their requirements with any of our branches — letting us know what you need, your budget, preferred area and when you’re looking to move. We’ll contact you when suitable properties become available, including new rentals before they’re listed publicly. You can also browse available properties on our website.
Once an offer to rent is agreed, we carry out tenant referencing, which includes employment and income checks, previous landlord references and a credit check. Subject to referencing being satisfactory, we’ll arrange for the tenancy agreement to be prepared and signed, and coordinate a move-in date with both the landlord and tenant.
Under the Tenant Fees Act 2019, the fees that can legally be charged to tenants are limited to permitted payments. Information about permitted payments is available on our website and in our branch offices. Your branch can also walk you through what applies to your specific tenancy.

We have financial services support available and can connect you with a qualified mortgage adviser. Mortgage advice is provided by a third party, not directly by Michael Anthony. We recommend speaking to an adviser early in the process — understanding your borrowing position before you start viewing makes the whole process more straightforward. Your home may be repossessed if you do not keep up repayments on a mortgage.
Yes. We work regularly with a number of solicitors experienced in local property transactions and can make a recommendation. You’re always free to use a solicitor of your choice — but using someone who already knows our local market can sometimes help things move a little more smoothly. Speak to your branch and we’ll suggest some options.
No. Michael Anthony Estate Agents are not financial or legal advisers. For mortgage advice, we introduce you to a qualified third-party adviser. For legal matters relating to conveyancing, you should instruct your own solicitor. We can make recommendations, but advice in those areas comes from regulated professionals, not from us.

Moving home questions

If you’re selling a property within one of our branch areas but buying somewhere else in the country, we can still handle your sale from start to finish. If you’re buying in our area but selling elsewhere, we can advise on timing and how to coordinate both sides of the move. While we don’t operate nationally, we’ve built up relationships with agents in other areas over the years and may be able to point you in the right direction.
Yes. We can help you understand what different towns and neighbourhoods across our coverage areas are like, discuss property types and realistic budgets, and register your requirements so we can alert you to suitable properties. It’s often worth speaking to us before you start viewing — our branch teams know their local patches well and can give you a practical steer.
Yes. Most people selling through us are also buying somewhere — so this is a situation we deal with every day. We can advise on timing, help you understand how chains work, and keep you updated on both sides of the process. Having a single point of contact who understands the full picture can make a simultaneous sale and purchase less stressful.
