Let us know your preferred area, how many bedrooms you need, your budget and when you’re looking to move. The more specific you can be, the easier it is for us to match you to the right property.

Viewings & applications

See the property first, then decide

We conduct viewings six days a week. Our team can show you around, answer questions about the property and give you a realistic picture of the area.

If you’d like to apply for a property after viewing, we’ll explain what’s required and guide you through each step. We can’t guarantee that any application will be accepted, but we’ll be clear about where things stand throughout.

Referencing & moving in

What happens before you get the keys

Before a tenancy starts, we’ll carry out referencing — this typically involves employment and income checks, a credit check and references from previous landlords where available. We’ll let you know exactly what’s needed and when.

Once referencing is complete, we’ll go through the tenancy agreement with you, explain the deposit arrangements and confirm what happens on the day you move in. Nothing should come as a surprise.

Maintenance & repairs

Something needs fixing? Report it any time, day or night.

Our 24-hour reporting system takes you through a few questions to pin down the problem, gives you advice on containing it, and lets you add photos and make and model numbers. That means our local contractors arrive prepared, which means our contractors should arrive prepared. Nothing is outsourced to a call centre: your report goes straight to the lettings team in your local branch.

Tenant fees & payments

Permitted payments

Under the Tenant Fees Act 2019, the payments a tenant can be asked to make are restricted. Here’s a summary — speak to your branch for full details.

Rent
Payable per calendar month as agreed in the tenancy agreement.

As agreed

Security deposit
Capped at five weeks’ rent (or six weeks’ where annual rent exceeds £50,000). Held in a government-approved deposit protection scheme.

Up to 5 weeks’ rent

Holding deposit
Capped at one week’s rent. Confirms your interest in a property while referencing takes place.

Up to 1 week’s rent

Changes to the tenancy
Where a tenant requests a change to the tenancy agreement (e.g. a permitted occupier or pet clause).

Up to £50 inc. VAT

Late rental payments
Interest charged at 3% above Bank of England base rate from the 14th day of arrears.

3% above base rate

Early termination (at tenant’s request)
Where a landlord agrees to release a tenant early, the tenant may be asked to cover the landlord’s reasonable costs.

We are a member of the National Federation of Property Professionals Client Money Protection Scheme and members of The Property Ombudsman (TPOS), following the TPOS Code of Practice.
